Most property in ireland is sold by Public Auction or by a recognised
Estate Agent. The usual procedure is to approach the Vendor or his agent
and arrange to view properties you are interested in. Once you have found
your Ideal home it is always wise to have a second valuation and survey
carried out. This generally ensures that the property is sound and that
you won't wake up one morning with a 4 lane dual carraigeway in your
back garden !! As in all financial transactions the legal implication
is "buyer beware" therefore it is important to enlist the help of qualified
professional people before you complete your purchase.
Once you have decided on your property and had it "vetted" you will then
have to make an offer to buy. Generally speaking, as I am sure in most
countries, the vendor (seller) will ask the maximum he thinks the property
is worth. It is up to you to decide on what you offer. Once your offer
is made, and hopefully accepted you can then enlist the help of a local
SOLICITOR, (Lawyer)
to complete the sale on your behalf.
In Ireland properties are subject to certain taxes called STAMP DUTY.
The rates vary from 0 - 9% and are ADDED to offer price of the property.
